Not Surprisingly, Georgetown Real Estate is Getting Pricier

It’s been a while since GM did any deep analysis of Georgetown’s real estate market. But he’s been noticing the prices getting a little out of control recently, so he decided to see whether the stats backed up that observation. And they certainly do.

GM compared the first six months of this year to the first six months of last year (to capture to same annual cycles). And even considering that June isn’t even over yet, volume is up. Price is up too.

From January 1, 2012 to June 30, 2012, there were 94 properties sold in Georgetown. The average price was $1.39 million. But average prices for real estate, especially in Georgetown, can be easily skewed by a few extremely expensive homes. Looking instead to the far more meaningful median number, that was $1.01 million. Even more informative is that the average price per square foot was $689 (the median was only a shade lower at $670). Old Georgetown in Color

This week on Old Georgetown in Color, GM returns to a photo he features a long time ago. It’s from August 21, 1924 and it features Father F.H. Tondorf, Prof. David Todd, and Father John S. Gipprish at the Georgetown University Observatory.

Although as GM noted previously, by the way they’re posed, it almost looks like a publicity shot from some community theater. It’s like “F.H. Tondorf, David Todd, and John Gipprish star this weekend in Ralph J. Simonsen’s ‘Catch a Rising Comet’ at the Davistown Country Playhouse.”

GM is still struggling to get the coloring just right. Particularly of things that are black or white. Nothing’s truly black, white, or even gray. There’s always a slight shade of some color, and figuring our how to add that color while keeping it still black, white or gray is tricky.

Can a Georgetowner Be Mayor?

Yesterday, Mike DeBonis of the Washington Post published an interview he held recently with the new mayoral candidate, Jack Evans. You should definitely read it, but here’s a snippet:

Mike Debonis: But how do you get across to someone in Ward 7 or Ward 8 that Jack Evans — someone who has lived in Georgetown for 20 years, drives his car back and forth to the Wilson Building every day — how can he relate to what is going on in my community?

Jack Evans: Again, people will know I have been all over this city for many many years in many different capacities. When I started out I was on the D.C. Democratic State Committee. When I was in Ward 7 the other day, James Speight was there, who was chairman of the Historic Preservation Review Board when I was an ANC commissioner. Gladys Mack, who was on the Metro board with me. I think it transcends this concern of, who is this guy? They already know who I am, what I can do and what I will do as mayor.

His legal name might be Jack Evans, but in many people’s eyes he’s Jack the Georgetowner. Mike was not terribly harsh on Jack in his question, but the same question is going to be asked a lot and a lot harsher over the next year until the primary.
